So basically whenever I try to make a server whether it be Minecraft or other game related, anyone else who joins my server (even a friend who lives nearby) will get major lag. E.g: Broken blocks teleporting back, rubber banding etc. I'm pretty sure my PC specs & Internet connection are fine yet any Hamachi server I make is extremely laggy even if I allocate 4+ RAM.
It is because Hamachi is a VPN. It isn't designed for hosting game servers, nor is it designed to be high capacity. My guess is most likely Hamachi is regulating speed. For example, if you are connected to a VPN server (not Hamachi) that has a 10 Mbps internet connection, even if you have 100 Mpbs of bandwidth, The server only has 10. So no matter what happens, the fastest that traffic can flow through the VPN is 10 Mbps. You are better off hosting directly if you are able.

So I'll need to port forward and create a direct game server, problem is I don't have a router to port forward, my PC is connected straight onto my modem.
Well that's dangerous, unless your modem has a router built in. You can still run the server without a router to port forward, in that case you'd just start the server and make sure the port is open on the computers firewall. I'd be extremely cautions running a server without some sort of router though, otherwise your computer is directly connected onto the internet, and you risk getting your computer hacked wide open.
