I will buy a new PC soon and I want to play modern games like Far Cry 4, GTA V, Watch Dogs, Battlefield 4... at 720p at low-medium (high) settings at 30 fps (I got used to low frame rates playing on my current PC when I get 15 fps). My budget is written in title and keep in mind that AMD CPU prices are same as on internet, Intel CPU is 20$ bigger, AMD GPUs are 10$ bigger, nVidia prices are 20$ bigger, RAM is 90$ for single 8GB stick (I do not know if they are made out of gold) but I need to pay taxes on buying from internet so multiply prices from internet by 1.32. I will maybe go with 500 bucks if it shows a lot better price to performance ratio. I will also use it for image editing, emulation of older consoles and 2D game developing.

It could be cheaper if you replace the 270 with a 260x. But you won't get as good of performance.
The only problem with that CPU is that it'll need an aftermarket cooler due to it sounding like a jet engine. I haven't seen great things about that motherboard, but I haven't really seen much on it. That GPU brand and cooler are horrible. Stick with Sapphire/MSI/Gigabyte etc. I can't complain about the PSU as I haven't messed with it.

The only problem with that CPU is that it'll need an aftermarket cooler due to it sounding like a jet engine. I haven't seen great things about that motherboard, but I haven't really seen much on it. In my opinion the FX 6300 isn't really worth getting considering the after-market cooler it'll need, which will add at least $20-30 more depending on what you buy. Sure, the i3 won't do the best in Far Cry 4 due to only being a dual-core with hyperthreading, but it'll do decently, and is better for the money. You could always spend $60 more on an i5 4440 which will do extremely well. EDIT: Forgot to change the PSU to a B1 unit: http://pcpartpicker.com/part/evga-power-supply-100b10500kr

True but the hyper-threading on the i3 gives it a considerably better boost on games like FC4.

I am located in Serbia.
I will maybe overclock if CPU has unlocked multiplier, but G3258 will surely be overclocked if i buy it.
I mean that is the difference between prices in Serbia and internet.

I've heard more than plenty of complaints that the stock cooler on an fx 6300 isn't at all doable unless the sound is manageable.
Power Cooler are decent, but you could get a this for only $3ish more, and in my opinion would be a lot better trusted. http://pcpartpicker.com/part/sapphire-video-card-100365l
As I've said, I can't complain about the mobo as much as I haven't had any personal experiences with it.
PSU looks decent.

If anything is a jet engine, its the XFX 7770 at 100% usage. Load up WoT and it goes mad.
