If the “kits” contain gameplay-affecting features they are not allowed. Gameplay balance is not relevant to the EULA. If the items included in the kit are purely cosmetic, you can charge real money/hard currency.
Can I sell ranks on my server?
Yes. Ranks are allowed so long as any perks gained are cosmetic. Coloured names, prefixes, special hats etc. are fine.
Be glad that Mojang (not Microsoft!) allows you to do this instead of forbidding all cash transactions as the original EULA did (the current EULA also doesn't say anything about this and should be updated to include it).
A server selling ranks could very well just be selling them for cosmetics, chat colors, cosmetic items in lobbies, etc. As for kits, this is probably just servers giving the EULA a middle finger. Or they could be cosmetic kits, I've seen some idea thrown around for a server selling different textures/models for weapons but don't know if any server has implemented anything like it. The example let's say there's a minigame with a weapon called the 'axe of enmity' (shitty name I know but deal with it for the example), and its basic model/texture is for example a double headed axe with blood stains. But you could pay for a different weapon skin, like it would function the same as the standard axe but look like it is made of emeralds or something. This wouldn't be breaking the EULA, gameplay is not changed, but it can be said the the server sells weapons for IRL money. But like I said, I don't know of any server that actually does this. And if a server is breaking the EULA you should report it and, well, that's about it.

The way I read things they want to keep it this way, to keep the Eula simple, from the Eula:"We don't like reading license documents any more than you do, so we have tried to keep this as short as possible." and to make it easier to change the rules if they have to: from the Lets talk: "The following rules, which may be tweaked at a later date, have been created with these points in mind."
So the Eula basically says: You can't make money off the game unless we agree to it.
And the Lets talk lists what they have, for the time being, agreed to.
Servers are allowed to take donations. The EULA comes into play when servers overprice ranks to allow basic functions of Minecraft. Now, big servers are allowed to have ranks because they are usually cosmetic items. Many PVP servers are getting recognition because their ranks offer many overpowered items.

If you can buy an iron sword for 1 cent the server is breaking the EULA. Maybe nobody would bother to report them, and maybe Mojang wouldn't bother to do anything about it, but they are breaking the EULA.
I know nice servers that get Donations even tho they have 0 extra features for Donating.You don't need to give money(ranks) for stuff to get kits or similar.The EULA is trying to enforce donating to help the server,and not to get stuff.

Well yes, they're technically breaking the EULA, but if it isn't enough for Mojang Microsoft to care about, it doesn't really matter. Kind of like speeding, yes it's technically breaking a law, but nobody really cares and in the grand scheme of things it doesn't matter.

How are those other server using donations that give other people ranks and kits without breaking the eula?

But plugins and mods add things to Minecraft that are NOT basic functions of the game. Some plugins on spigot cost money too.
